Gateway coordinated concept and planning services for the University of Florida to create Innovation Square, a university owned 26 acre master planned, mixed-use development located two blocks from the campus. The project contains the university’s incubator, commercialization facilities, privately financed office and research space, market rate and student housing and amenity-based retail; all master planned along 2nd Avenue and around an urban linear park. The plan was purposefully designed to foster collaboration and new company creation by inspiring researchers, students and entrepreneurs to think more creatively, dream bigger and work together. Innovation Square currently contains 200,000 square feet of office, research and incubator space with long term growth expected to exceed one million square feet of office and research space, 700 residential units for student and workforce housing and 60,000 square feet of retail and amenity space.
800 SECOND
800 Second is a four story, 55,000 square foot Class “A” office building developed by Gateway and its Florida partner, Concept Companies. Gateway negotiated the complicated ground and parking leases with the University of Florida Development Corporation and negotiated pre-leases with the University’s IT Department and the University of Florida Investment Corporation. Working with Concept and investor Harvest Capital, Gateway provided financing, development, leasing/marketing and property management services. Designed by world renowned Perkins & Will and constructed by BL Harbert International, 800Second has an efficient rectangular floor plate with an offset core and an impressive 12’ clear, curtainwall glass system that provides extraordinary light and views; creating an open, creative work environment for tenants. The first floor was thoughtfully designed to contain a furnished, collaborative lobby adjacent to a common area conference center and a bistro operated by Opus Coffee.
